Understand
Fire doors are engineered fire protection systems tested to withstand fire for 30 or 60 minutes. They contain flames, block smoke and protect escape routes. But daily use wears down closers, damages seals and creates gaps that compromise protection.
Self-closing is the most important thing to check. A fire door that does not close fully into its frame on its own is not a fire door. In a fire, there will be no one to close it manually. Open the door fully, let go and confirm it closes completely with the latch engaging. Intumescent seals are strips fitted around door edges that expand massively when heated, sealing gaps between door and frame. Smoke seals provide a brush or rubber barrier that blocks smoke even before fire reaches the door. Check that seals are present, continuous, not painted over and not pulling out of their grooves.
A propped-open fire door provides no fire or smoke protection whatsoever. If staff routinely prop doors open, the solution is installing approved hold-open devices linked to the fire alarm that release automatically when the alarm activates. Any holes drilled through the door, impact damage, cracks or unauthorised modifications can void the fire rating. Even painting over intumescent seals can prevent them from expanding properly.
