Fiix vs UpKeep (2026): a Rockwell CMMS with plant connectors, or a mobile CMMS with Nova
I wrote this because I keep getting asked how Fiix and UpKeep compare. I ran restaurants for years. I know the job: you want the floor to do the work without you chasing every check.
Fiix is Rockwell Automation's cloud CMMS. You still log into Fiix at fiixsoftware.com. Technicians run work orders and task lists on a phone, tablet or the web app. Managers plan preventive maintenance, keep an asset register, track parts and purchase orders, and report on downtime. Fiix MAX is a licensed chatbot that answers questions from your CMMS and manuals. Foresight and Asset Health add analytics and predictive work orders.
UpKeep Technologies sells an AI-native CMMS and asset operations platform. Technicians run work orders and checklists on a phone or tablet. Managers plan preventive maintenance, keep an asset register, track parts and purchase orders, and report on downtime. Nova chats, speaks and drafts work orders, and in Agent mode it can change CMMS records. You can add Safety, Learn, Edge sensors and Fleet on the same platform.
I built Pilla so you can turn a process you already know into a workflow on a canvas. Your team runs it on a phone, tablet or the web app. Pilla can fetch, decide and act while the work is happening. You keep the judgement calls.
If you want to try it on a process you already run, open the canvas.
I would keep Fiix when I want a Rockwell CMMS with assets, parts and plant connectors. I would keep UpKeep when I want a mobile CMMS with Nova and Safety on the same platform. I would pick Pilla when I want AI to act inside the work.
How did we compare them?
I ask the same twelve questions on every comparison. For Fiix I went back to help, the live pricing page and the API docs. For UpKeep I went back to help, product pages and the live pricing page. I read those public docs on 16 September 2026. Where they stay quiet, I stay quiet.
I am Liam Jones. I founded Pilla after more than ten years running hospitality operations, food safety and frontline teams. On 16 September 2026 I sat with Fiix help: about your Fiix CMMS, about tasks, task groups, add attachments to a task, about workflows, about Fiix MAX, MAX on the mobile app, inspection follow-on work orders, e-signatures, work-order notifications, the API FAQ and the live pricing page, then with UpKeep help: checklist templates, conditional logic, how to edit a checklist template, required tasks, work-order photos and files, Nova modes, Nova Workflows, work-order Activity, External Chat, the public API and the live pricing page. I have not lived in a paid Fiix or UpKeep account for this write-up. I am telling you what their docs say.

Fiix sells a Rockwell CMMS for work orders, assets, parts and preventive maintenance. UpKeep sells a mobile CMMS for work orders, assets, parts and preventive maintenance. They overlap on work orders, parts and PMs. They split on Rockwell plant connectors versus Nova, Safety and public Essential pricing. I built Pilla for a different job: AI acting inside the run.
What is Fiix, and when should you keep it?
Fiix holds work orders, assets, parts and preventive maintenance in one CMMS. You prove the check with photos, notes and, on Enterprise, e-signatures. You fail an inspection and open a follow-on work order. You schedule calendar, meter, event or sensor-based PMs, and you can add MAX Q&A, Foresight and Asset Health. They brand it as Fiix, a Rockwell Automation company. You still search for Fiix.
I would keep Fiix if I needed a Rockwell CMMS with assets, parts, meters and plant connectors. That stack is a fair reason to stay.
Price: Free $0 with 25 active PMs and limited users. Basic $45 per named user per month. Professional $75 per named user per month. Enterprise quote.
Trial: Free plan never expires, no card. Professional free tour or a live demo. I could not find a trial length in days on the live pricing page.

What is UpKeep, and when should you keep it?
UpKeep holds work orders, checklists, assets, parts and preventive maintenance in one CMMS. You prove the job with photos, signatures and timestamps. You flag a failed check and, on higher plans, automation can open the next work order. You can add Safety, Learn, Edge sensors and Fleet on the same platform. Nova is included with monthly credits on every listed plan.
I would keep UpKeep if I needed a mobile CMMS with Nova, Safety and Edge from one vendor. That stack is a fair reason to stay.

When is Pilla the third option?
If the job is a Rockwell CMMS with assets, parts and plant connectors, keep Fiix. If the job is a mobile CMMS with Nova, Safety and Edge, keep UpKeep. I built Pilla for a different job. You draw the process on a canvas. The team runs it on a phone, tablet or the web app. Pilla checks the work as it comes in and follows up when something needs you. I did not build a CMMS, shift scheduling, payroll, HR, spare parts or sensors. If you need those, keep them on Fiix, UpKeep or another vendor. You can open Pilla the same day. Starter is £49 a month with 500 processed workflows. Pro is £99 with 1,000, and adds AI automations inside Pilla. Every new account gets a 14-day trial of every Pro feature, with no card. People are unlimited.

Which should you pick?
I would keep Fiix if I needed a Rockwell CMMS with assets, parts, meters and plant connectors. I would keep UpKeep if I needed a mobile CMMS with Nova, Safety and Edge from one vendor. If I wanted the work drawn on a canvas and AI acting inside the run, with DMs and MCP, I would use Pilla, and I would keep assets, parts, PMs and sensors somewhere else.
Frequently asked questions
Is Fiix the same as UpKeep?
No. They overlap on work orders, assets, parts and preventive maintenance. Fiix is a Rockwell CMMS with a never-expires free plan, named-user prices, MAX Q&A and plant connectors. UpKeep is a mobile CMMS with public Essential and Premium prices, Nova that can change records, free requester seats, and Safety, Learn, Edge and Fleet on the same platform.
Is Fiix still Fiix after Rockwell?
Yes. The public site and help centre still run as Fiix. They brand it as Fiix, a Rockwell Automation company.
How do Fiix MAX and UpKeep Nova differ?
Fiix MAX shipped in help on 14 July 2026 as a licensed add-on on Professional and Enterprise. It answers questions from your CMMS, manuals and the help centre. Help says it assists decision-making, does not create records, and work orders opened from MAX are read-only. Nova is included with monthly credits on every listed UpKeep plan. It chats, speaks, drafts work orders, and in Agent mode can change CMMS records. Deletions still need approval. I could not find an AI step inside a Fiix task list or an UpKeep checklist.
How much do Fiix and UpKeep cost?
Fiix Free is $0 with 25 active PMs and limited users. Basic is $45 per named user per month. Professional is $75. Enterprise is quoted. Lite License and Fiix MAX are extra and quoted. UpKeep Essential is $24 per user per month. Premium is $55. Professional and Enterprise are quoted. Requesters and view-only users are free. Nova credits are 250, 500, 750 or 1,000 a month by tier. I could not find a Fiix trial length in days on the live pricing page, and I could not find a day count on the live UpKeep trial form. Pilla is Starter at £49 a month with 500 processed workflows, and Pro at £99 with 1,000. People are unlimited.
Where does Pilla fit if I am comparing Fiix and UpKeep?
I would pick Pilla if I wanted the floor to follow a process, with the work checked as it comes in. I would not switch expecting Pilla to take over the asset register, spare parts, purchase orders, meters or sensors. The deep tables live on Pilla vs Fiix and Pilla vs UpKeep.
