5 best Fiix alternatives (2026): AI that acts inside the work, or a CMMS for assets, parts and PMs

I ask the same twelve questions I use on every vs page. For this shortlist I stayed with CMMS tools. I put Pilla first because that is the product I built. MaintainX is the CMMS people name next to Fiix. Coast is work orders, assets, PMs and chat at a published seat price. UpKeep is the CMMS with Nova on the work orders. Limble is the CMMS with a calculator quote and a read-only MCP server. I left out office task apps, Zapier-style automation, and rota products. I read their public docs on 16 September 2026. Where they stay quiet, I stay quiet.

People look for a Fiix alternative when they want AI inside the run, a visual canvas, DMs next to the work, or they do not want a named seat for every technician. Some stay because that CMMS is the job.

I would keep Fiix if I needed a CMMS with assets, parts, meters and sensor-triggered PMs. That stack is a fair reason to stay.

If I needed a real CMMS, with asset records, spare parts, purchase orders, meters and sensor-triggered PMs, I would keep Fiix. That stack, plus optional MAX Q&A and Rockwell OT connectors, is a fair reason to stay. If I wanted the work drawn on a canvas and AI acting inside the run, with DMs and MCP, I would use Pilla, and I would keep assets, parts and PMs somewhere else. If the job is a CMMS with technician chat and a published Essential price, I would look at MaintainX. If the job is a cheaper published seat with DMs, I would look at Coast.
