I ask the same twelve questions I use on every vs page. For this shortlist I stayed with frontline ops tools. I put Pilla first because that is the product I built. MaintainX is the other CMMS people name next to UpKeep. Coast is the lighter CMMS with work orders, chat and seats from $2. Fiix is Rockwell's cloud CMMS for plant maintenance. Limble is the CMMS with a documented MCP server. I left out office task apps, Zapier-style automation, and rota products. I read their public docs on 16 September 2026.
