I wrote this because I keep getting asked how MaintainX and UpKeep compare. I ran restaurants for years. I know the job: you want the floor to do the work without you chasing every check.

Autodesk completed the MaintainX acquisition on 3 August 2026. You still log into MaintainX at getmaintainx.com. Technicians run work orders and procedures on a phone or tablet. Managers plan preventive maintenance, keep an asset register, track parts and purchase orders, and report on uptime. MaintainX Assist, on Enterprise, answers questions from manuals and work history, suggests steps, and drafts procedures and summaries.

UpKeep Technologies sells an AI-native CMMS and asset operations platform. Technicians run work orders and checklists on a phone or tablet. Managers plan preventive maintenance, keep an asset register, track parts and purchase orders, and report on downtime. Nova chats, speaks and drafts work orders, and in Agent mode it can change CMMS records. You can add Safety, Learn, Edge sensors and Fleet on the same platform.

How did we compare them?

I ask the same twelve questions on every comparison. For MaintainX I went back to their help and the live pricing page. For UpKeep I went back to their help, product pages and the live pricing page. I read those public docs on 15 and 16 September 2026. Where they stay quiet, I stay quiet.

MaintainX sells a CMMS for work orders, assets, parts and preventive maintenance, with technician chat and Autodesk Assist on Enterprise. UpKeep sells a CMMS for work orders, assets, parts and preventive maintenance, with Nova on every plan and optional Safety, Learn, Edge and Fleet. They overlap on work orders, proof and spare parts. What is MaintainX, and when should you keep it?

MaintainX holds work orders, procedures, assets, parts and purchase orders in one CMMS. You prove the job with photos, signatures and timestamps. You raise a Flag or Fail and open a corrective work order. You chat with technicians in DMs and group chats. Autodesk completed the acquisition on 3 August 2026. I would keep MaintainX if I needed a CMMS with assets, parts, preventive maintenance and technician chat. That stack is a fair reason to stay.

What is UpKeep, and when should you keep it?

UpKeep holds work orders, checklists, assets, parts and purchase orders in one CMMS. You prove the job with photos, signatures and timestamps. You flag a failed check and open a follow-up work order. Nova chats, speaks and drafts work orders, and in Agent mode it can change CMMS records. You can add Safety, Learn, Edge sensors and Fleet on the same platform.

I would keep UpKeep if I needed a CMMS with Nova, Safety, Fleet and Edge from one vendor. That suite is a fair reason to stay.

Which should you pick?

I would keep MaintainX if I needed a CMMS with assets, parts, preventive maintenance and technician chat. I would keep UpKeep if I needed a CMMS with Nova, Safety, Fleet and Edge from one vendor. If I wanted the work drawn on a canvas and AI acting inside the run, with DMs and MCP, I would use Pilla, and I would keep assets, parts, PMs and sensors somewhere else.

Frequently asked questions

Is MaintainX the same as UpKeep?

No. They overlap on work orders, assets, parts and preventive maintenance. MaintainX is built around technician chat, a free Basic plan, and Assist on Enterprise. UpKeep is built around Nova on every plan, plus Safety, Learn, Edge and Fleet, and they quote Professional and Enterprise.

Is MaintainX still MaintainX after Autodesk?

Yes. Autodesk completed the acquisition on 3 August 2026. The product, help centre and getmaintainx.com site still run as MaintainX. The former CoPilot name is now MaintainX Assist in current help and pricing.

Does MaintainX Assist do the same job as UpKeep Nova?

They both sit on a CMMS. MaintainX Assist, on Enterprise, answers questions, suggests procedure steps, drafts procedures and work orders, briefs a job, and summarises voice notes. Anomaly detection flags odd readings. Help says AI does not execute changes without your intervention. Nova, with monthly credits on every listed plan, chats, speaks, drafts work orders and checklists, and in Agent mode can change CMMS records without confirming each step. Deletions still need approval. Their product FAQ says nothing happens automatically without your approval. I could not find an AI fetch, decision or action step on a worker-run canvas in either product.

How much do MaintainX and UpKeep cost?

MaintainX publishes Basic at $0 with caps, Essential at $20 per user per month on annual billing, and Premium at $65. UpKeep publishes Essential at $24 per user per month and Premium at $55. Professional and Enterprise are quoted. Requesters are free on both. I could not find whether UpKeep's $24 and $55 are cheaper on annual billing. Pilla is Starter at £49 a month with 500 processed workflows, and Pro at £99 with 1,000. People are unlimited.

Can staff chat in MaintainX and UpKeep?

MaintainX has private 1:1 messages, team chats, group chats and an All Team conversation, plus work-order comments. Messaging is on the free Basic plan. UpKeep comments and @mentions live on the work order. Professional and Enterprise add External Chat with requesters. Vendors have Activity/Chat on the Provider Portal. I could not find DMs or group chats as a team Messages module in UpKeep.

Where does Pilla fit if I am comparing MaintainX and UpKeep?

I would pick Pilla if I wanted the floor to follow a process, with the work checked as it comes in. I would not switch expecting Pilla to take over the asset register, spare parts, purchase orders, meters, sensors or Safety recordkeeping.
