MaintainX vs Fiix (2026): a mobile-first CMMS with technician chat, or a Rockwell CMMS with plant connectors
I wrote this because I keep getting asked how MaintainX and Fiix compare. I ran restaurants for years. I know the job: you want the floor to do the work without you chasing every check.
Autodesk completed the MaintainX acquisition on 3 August 2026. You still log into MaintainX at getmaintainx.com. Technicians run work orders and procedures on a phone or tablet. Managers plan preventive maintenance, keep an asset register, track parts and purchase orders, and report on uptime. MaintainX Assist, on Enterprise, answers questions from manuals and work history, suggests steps, and drafts procedures and summaries.
Fiix is Rockwell Automation's cloud CMMS. You still log into Fiix at fiixsoftware.com. Technicians run work orders and task lists on a phone, tablet or the web app. Managers plan preventive maintenance, keep an asset register, track parts and purchase orders, and report on downtime. Fiix MAX is a licensed chatbot that answers questions from your CMMS and manuals. Foresight and Asset Health add analytics and predictive work orders.
I built Pilla so you can turn a process you already know into a workflow on a canvas. Your team runs it on a phone, tablet or the web app. Pilla can fetch, decide and act while the work is happening. You keep the judgement calls.
If you want to try it on a process you already run, open the canvas.
I would keep MaintainX when I want a CMMS with technician chat, assets, parts and preventive maintenance. I would keep Fiix when I want a Rockwell CMMS with plant connectors, meters and sensor-triggered PMs. I would pick Pilla when I want AI to act inside the work.
How did we compare them?
I ask the same twelve questions on every comparison. For MaintainX I went back to their help and the live pricing page. For Fiix I went back to help, the live pricing page and the API docs. I read MaintainX public docs on 15 September 2026 and Fiix public docs on 16 September 2026. Where they stay quiet, I stay quiet.
I am Liam Jones. I founded Pilla after more than ten years running hospitality operations, food safety and frontline teams. On 15 September 2026 I sat with MaintainX help: procedure fields, about procedures, about work orders, MaintainX Assist, AI basics, about messaging, about reporting, mobile versus the web app, trigger a work order, add pictures or files to a work order, and the live pricing page. On 16 September 2026 I sat with Fiix help: about your Fiix CMMS, about tasks, task groups, add attachments to a task, about workflows, about Fiix MAX, MAX on the mobile app, inspection follow-on work orders, e-signatures, work-order notifications, the API FAQ, the report library, integrations and the live pricing page. I have not lived in a paid MaintainX or Fiix account for this write-up. I am telling you what their docs say.

MaintainX sells a mobile-first CMMS for work orders, assets, parts and preventive maintenance. Fiix sells a Rockwell CMMS for the same maintenance job. They overlap on work orders, assets, parts and PMs. They split on technician chat versus plant connectors, and on a public per-user card versus named seats with MAX extra. I built Pilla for a different job: AI acting inside the run.
What is MaintainX, and when should you keep it?
MaintainX holds work orders, procedures, assets, parts and purchase orders in one CMMS. You prove the work with photos, signatures and timestamps. Autodesk completed the acquisition on 3 August 2026. You still log into MaintainX at getmaintainx.com.
I would keep MaintainX if I needed a CMMS with technician chat, assets, parts and preventive maintenance. That stack is a fair reason to stay.

When is Pilla the third option?
If the job is a CMMS with technician chat, assets, parts and preventive maintenance, keep MaintainX. If the job is a Rockwell CMMS with plant connectors, meters and sensor-triggered PMs, keep Fiix. I built Pilla for a different job. You draw the process on a canvas. The team runs it on a phone, tablet or the web app. Pilla checks the work as it comes in and follows up when something needs you. I did not build a CMMS, shift scheduling, payroll, HR or plant sensors. If you need those, keep them on MaintainX, Fiix or another vendor. You can open Pilla the same day. Starter is £49 a month with 500 processed workflows. Pro is £99 with 1,000, and adds AI automations inside Pilla. Every new account gets a 14-day trial of every Pro feature, with no card. People are unlimited.

Which should you pick?
I would keep MaintainX if I needed a CMMS with technician chat, assets, parts and preventive maintenance. I would keep Fiix if I needed a Rockwell CMMS with plant connectors, meters and sensor-triggered PMs. If I wanted the work drawn on a canvas and AI acting inside the run, with MCP and unlimited users, I would use Pilla, and I would keep assets, parts and PMs somewhere else.
Frequently asked questions
Is MaintainX the same as Fiix?
No. They overlap on work orders, assets, parts and preventive maintenance. MaintainX is Autodesk's mobile-first CMMS with technician DMs, group chats and a public per-user price. Fiix is Rockwell's cloud CMMS with plant connectors, and they sell MAX as an extra.
Is MaintainX still independent?
Autodesk completed the acquisition on 3 August 2026. The product, help centre and getmaintainx.com site still run as MaintainX. The former CoPilot name is now MaintainX Assist in current help and pricing.
Is Fiix still an independent CMMS?
The public site and help centre still run as Fiix. They brand it as Fiix, a Rockwell Automation company.
Can staff chat in MaintainX and Fiix?
MaintainX gives you private 1:1 messages, team chats, group chats and an All Team conversation, plus work-order comments. Messaging is on the free Basic plan. Fiix sends email, an in-app inbox and mobile push, plus optional Slack or Teams notifications. I could not find DMs or group chats in Fiix. MAX chat is with the assistant.

Where does Pilla fit if I am comparing MaintainX and Fiix?
