How did we compare them?
I ask the same twelve questions I use on every vs page. For this shortlist I stayed with frontline ops tools. I put Pilla first because that is the product I built. Xenia puts checklists, audits and work orders in one product, and they name hotels. Jolt is the hospitality product for checklists and sensors. SafetyCulture is where you run inspections, issues, training and sensors from one vendor. MaintainX is the maintenance product people pick when the job is assets and preventive maintenance. I left out office task apps, Zapier-style automation, and rota products. I used their public docs, and I have not used a paid account of theirs. Where they stay quiet, I stay quiet.

I would look at Xenia when I want checklists, audits and work orders in one suite. They name hotels. A failed step can open a work order. DMs, group chats and announcement feeds sit in the same app. AI Photo Rollouts scores photos while someone is still on the list. Sensors and food-prep labels are add-ons. They quote you per user or per location. A 14-day Starter trial is advertised.

I would look at Jolt when I want the checklists, the labour tools and the hardware from the same vendor. Digi bought Jolt in August 2025. You still log into the Jolt app. Their marketing now lives under SmartSense Operate. You build lists, collect photo and signature proof, and you can add labels, sensors, work orders, rotas and a time clock if you buy those modules. I could not find an AI step inside a list. I could not find DMs or group chats. They quote you.

I would look at SafetyCulture when I want inspections, issues, training and sensors from one vendor. They renamed to Mitti on 11 August 2026. You still search for SafetyCulture. You run inspection templates, collect evidence and scores, raise issues, and you can add training, assets and sensors. You score the inspection with logic fields, and their AI features sit around the inspection. I could not find DMs or group chats in their help. Free is capped at 10 users. Premium is $24 per seat per month on annual billing.

I would look at MaintainX when I need a CMMS with assets, parts and preventive maintenance. Autodesk completed the acquisition on 3 August 2026. You still log into MaintainX. Technicians run work orders and procedures. Managers plan PMs, keep an asset register and track parts. Assist sits on Enterprise. I did not build Pilla to take over that CMMS job. Essential is $20 per user per month on annual billing.

Which should you pick?
If I ran vacation rentals or a hotel that needed guest check-in, ID, upsells, lock codes, noise sensors and cleaning from one vendor, I would keep SuiteOp. That hospitality stack is a fair reason to stay. If I wanted the work drawn on a canvas and AI acting inside the run, with DMs and MCP, I would use Pilla, and I would keep guest portals, lock codes and sensors somewhere else. If the job is checklists, audits and work orders, I would look at Xenia. If the job is assets and parts, I would look at MaintainX.

Does switching from SuiteOp replace the guest portal and smart locks?
No. I did not build Pilla for a PMS, a guest guidebook, ID screening or lock and sensor hardware. If you need SuiteOp's guest portal, lock codes or sensors, keep those on SuiteOp or another product. Xenia, Jolt and SafetyCulture sell sensors as modules or add-ons. MaintainX sells IoT sensors on Enterprise.
